Mintxpanda is a boutique real estate agency founded in Porto Alegre in 2016. We work with individuals, families, and companies navigating the city's residential and commercial property market — whether that means finding a first apartment in Petrópolis, selling a family home in Moinhos de Vento, leasing a commercial floor in the Centro Histórico, or advising an international investor on the merits of Porto Alegre's emerging Guaíba waterfront developments. Our team of five specialists covers the full transaction cycle: initial market assessment, property shortlisting, due diligence on documentation and title, negotiation support, and coordination with notaries and legal counsel through to registry. We do not outsource client relationships. The adviser you speak with on the first call is the same person present at the signing table. Over eight years and more than 280 completed transactions, that continuity has become the defining feature of how we work.

Mintxpanda is built around a deliberate constraint: we only represent properties we would be comfortable recommending to a family member. That standard eliminates a significant share of what appears on Porto Alegre's broader market — properties with unresolved condominium debt, irregular documentation under the Lei de Registros Públicos, or asking prices that ignore recent comparable data. We serve clients within the city of Porto Alegre and its immediate municipalities of Canoas, Gravataí, and Novo Hamburgo. We do not operate in São Paulo, Rio de Janeiro, or other Brazilian states — not because we lack the contacts, but because deep local knowledge is the basis of accurate advice, and we would rather be genuinely useful in one market than superficially present in many. We also do not guarantee specific timelines for sales or rental placements; the Porto Alegre market, like all markets, is subject to macroeconomic conditions and buyer sentiment we cannot control. What we do guarantee is honest communication throughout, including when the honest answer is that a property is not ready or a price is not realistic.

We will not inflate a valuation to win a listing mandate. If a property's realistic sale price is below the owner's expectation, we say so clearly — and we explain the comparable data behind that assessment so the owner can decide with full information.
Every property in our portfolio has been reviewed for clean title, up-to-date condominium accounts, and compliance with the city's zoning regulations. We share our due diligence summary with buyers before the first formal offer.
